At 210 Hancock Street, TWMLA assisted Ithaca Neighborhood Housing to transform a vacant city block into a mixed-use development expanding affordable and accessible housing options in downtown Ithaca, NY. 

TWMLA provided landscape design services from early concept and community outreach through construction observation.  The context sensitive development includes rental and for-sale housing and commercial spaces, and builds density in the walkable urban fabric. The project provides access to existing community resources, transit, schools, and downtown’s employment and cultural opportunities.

The core of the development is a multi-story apartment building with ground floor commercial space, and twelve owner-occupied market rate townhouses. The site design expanded community accessible greenspace while significantly reducing impervious cover and impact on the abutting sensitive Cascadilla Creek.
